A New Vision for Manly
The project, to be led by Aveo Group in partnership with Property and Development NSW, aims to revitalise the historic Manly location into a sustainable precinct that preserves its heritage while meeting modern community needs. The redevelopment will include independent retirement living, affordable housing, a residential aged care facility, and public amenities such as open spaces, a health and wellbeing centre, and retail services.
Manly Hospital, which closed in 2018 when services were relocated to the Northern Beaches Hospital, holds historical significance in the region. Officials confirmed that the site will remain under public ownership, ensuring long-term protection and public accessibility.
Community and Government Collaboration
The plans were informed by extensive community consultations dating back to 2019. Key principles identified during these discussions include preserving the site’s heritage buildings, ensuring access to social and recreational activities, and providing services that address tangible community needs.
NSW officials emphasised that the project is about redevelopment and creating a space that aligns with the community’s long-held vision. Aveo will collaborate closely with the local community and Northern Beaches Council throughout the planning and approval process.
Development applications are expected to be submitted in 2025, with opportunities for public feedback during the exhibition phase.
Heritage and Sustainability
The redevelopment plans involve adaptive reuse of the site’s historic structures to retain its character while supporting the creation of new facilities. Heritage and ecological considerations will guide the design, including the preservation of rainforest areas within the precinct.
Mr James Griffin of Manly said the project would continue the site’s legacy of providing health and community services. He highlighted the commitment to preserving the land’s public use and ensuring financial sustainability of services.
Next Steps
Aveo’s immediate task is to submit a scoping report to set out environmental assessment requirements, a crucial step in the state-significant development application process. The plans will outline proposed building heights, scale, and other key design elements, which must align with the site’s historical and ecological sensitivities.
Community consultation will remain central to the planning process. Residents will have multiple opportunities to share their views, ensuring the redevelopment reflects the values and needs of Manly’s diverse population.
